What Epoxy Flooring Actually Is: Solids, Coats and Mil Build

Epoxy is a two-part chemistry — a resin and a hardener that cross-link into a hard, rigid film once mixed. That is the whole of what the word guarantees. Everything that decides whether an epoxy flooring job lasts fifteen years or peels in two sits in the details underneath the name, and there are only three that matter.

Solids content. A 100%-solids epoxy cures to nearly the thickness it was applied at. A water-borne or solvent-borne epoxy is partly carrier that evaporates, so a coat that goes on looking substantial cures to a fraction of it. Both have legitimate uses — thinned epoxies make excellent penetrating primers — but a floor built entirely from them is a thin floor.

Mil thickness. A mil is a thousandth of an inch. Retail kits sold by the gallon typically cure somewhere in the 2–4 mil range; a professionally installed flake system generally lands in the 20–30 mil range once primer, high-build base, flake and topcoats are counted. That is not a marginal difference — it is close to an order of magnitude, and it is the number that decides how long the floor survives a hot tire on a cold slab.

What the coats are doing. “Three coats” tells you nothing unless you know which three. A real build is a penetrating primer that anchors into the ground concrete, a pigmented high-build base that carries the thickness, flake broadcast into that base while it is still wet, and one or two clear topcoats doing the abrasion and UV work. Ask which layer is which; the answer separates the quotes fast.

When Epoxy Flooring Is the Wrong Call

We install epoxy flooring and we will talk you out of it when the slab or the schedule says so. Four situations where epoxy alone is the wrong answer, and what we do instead:

  • A garage that gets real direct sun. Most epoxy formulations amber — they shift toward yellow under UV — and a south- or west-facing garage with the door open half the weekend gets plenty of it. The fix is not a different epoxy, it is an aliphatic polyaspartic topcoat over the epoxy build, because UV stability lives in the top layer.   • A slab that has not been moisture tested. Vapor driving up through concrete will push any coating off from beneath, and epoxy’s rigidity means it tends to come away in sheets rather than blister quietly. On a below-grade or vapor-barrier-free slab, testing is the deciding step and no resin choice substitutes for it.
  • You need the space back tomorrow. Epoxy cures slowly by design — typically overnight before foot traffic and two to three days before vehicles, with each additional coat another visit. If losing the garage for most of a week is the problem, a polyaspartic system does the same job in a day.
  • Concrete poured in the last month. Fresh concrete is still releasing water and is far too alkaline for a coating to bond reliably. Twenty-eight days is the conventional minimum, and on a slab poured into an Ohio winter we would rather test than count days.

Basement Epoxy Floors in Cincinnati: Why Moisture Decides Everything

A basement epoxy floor in Cincinnati is a different job from a garage floor that happens to be indoors, and the reason is the age of the housing stock. A great many slabs across the older Cincinnati streets were poured before a polyethylene vapor barrier under the concrete was standard practice. Those slabs are permanently coupled to the damp ground beneath them and move water vapor upward continuously — you cannot see it, and a dry-looking floor tells you nothing.

That single fact reorders the whole decision. Above grade, the questions are finish and cure time. Below grade, the first question is how much vapor the slab is passing, because a coating applied over an untested slab is a coating waiting to delaminate in sheets. So we test before quoting a system — a calcium chloride or relative-humidity probe measurement rather than a guess — and let the result choose between a standard build, a vapor-tolerant primer, or a moisture-mitigation layer underneath the build.

Two other things separate a basement from a garage. There are no hot tires, so abrasion and thermal shock stop being the governing loads and a somewhat thinner build is defensible. And there is no UV, so epoxy’s ambering problem largely disappears — a basement is the one place a genuinely all-epoxy floor makes straightforward sense. Recoating an Existing Epoxy Floor

A fair number of the epoxy flooring calls we take are second coatings — a floor put down five or ten years ago that has worn thin at the door, lifted in patches where the car parks, or simply ambered past the point of looking cared for. Whether that floor can be recoated or has to come off depends on one thing: is what is already there still bonded?

A sound, well-bonded existing coating can often be abraded, cleaned and recoated, which saves real money because grinding the old system off is the expensive part. A coating that is lifting cannot be, and recoating over it only buys the time it takes for the failure underneath to reach the new surface. The test is unglamorous and conclusive: score the coating into a grid, apply tape, pull. Whatever comes up was never going to hold a new floor.

Two specific patterns tell us a lot before we arrive. Tread-shaped patches lifting where the car sits are hot-tire pickup — a warm tire plasticises a thin or under-cured coating and pulls it off the slab as it cools and grips. That is a thickness and cure problem, and it means the original build was too thin. Peeling that starts in a ring or a stripe pattern usually means the slab was acid-etched rather than ground, or coated over a builder’s sealer nobody knew was there. Either way the answer is a full grind and repair back to bare concrete, which is also why an honest recoat quote cannot be given over the phone.

  • Basements. Below-grade concrete brings a contaminant no garage has — water vapor driving up through the slab, continuously. That vapor will push any coating off from underneath regardless of which resin you chose, so the answer here is testing rather than product selection.   • Workshops and hobby shops. A shop floor sees dropped tools, solvents, welding spatter, and equipment being dragged across it. Epoxy’s chemical resistance and thickness suit it well, and a mid-tone flake blend hides the wear a workshop generates far better than a solid color does.

All three share the same non-negotiable first step. Whether the slab is a 1970s garage with salt spalling, a basement with an unknown moisture history, or a shop floor with fifteen years of oil in it, the coating is only ever as good as the grinding and concrete repair underneath it. There is a real case for an all-epoxy floor, and we will make it where it fits: a tight budget, a sound slab, and a garage that does not get much direct sun. A well-installed epoxy floor with a quality topcoat is plenty of floor for a detached garage or an outbuilding that sees light use. What we will not do is quote a thin, single-coat epoxy over unprepared concrete and call it a floor.
